Job Description

Level Recruiting is looking for a seasoned construction estimator with experience working on complex luxury custom home projects. Level Construction is a boutique placement agency that works with some of the premier luxury builders in the San Francisco Bay Area and beyond. This role is an excellent fit for someone with the experience to inform a solid grasp of the construction process, an interest in working with some of the best designers and architects in the industry and a track record of meeting and exceeding the expectations of their position.

Estimator Duties

  • Proposal Evaluation - Examines and comprehensively assesses incoming project bid opportunities.
  • Modification Oversight - Assesses revision requests from property owners, design professionals, and consultants to gauge effects on project expenses, schedules, and assets. Delivers precise and prompt pricing for suggested modifications.
  • Supply Acquisition - Partners with material providers and distributors to identify and obtain building materials at favorable rates. Keeps current awareness of marketplace dynamics and material pricing to ensure economical purchasing decisions.
  • Drawing Interpretation & Requirements Analysis - Deciphers construction blueprints and technical documents to grasp project needs and work extent. Recognizes possible inconsistencies, obstacles, and prospects within documentation.
  • Timeline Development - Produces comprehensive MS Project timelines to precisely calculate general conditions expenses. Works alongside Project Managers and Field Superintendents to establish project phasing and trade activity durations.
  • Financial Analysis - Performs complete financial evaluation incorporating workforce, supplies, machinery, indirect costs, and additional pertinent expenditures. Maintains precision and uniformity in estimation methodologies.
  • Coordination - Engages productively with project personnel, property owners, design professionals, and trade contractors to collect data, resolve project specifics, and relay cost projections and possible financial ramifications.
  • Record Management - Keeps systematic and comprehensive files of cost projections, proposals, modification orders, and material acquisitions. Confirms all paperwork complies with organizational standards and guidelines.
  • Process Enhancement - Actively identifies chances to improve estimation workflows, precision, and productivity. Remains informed about industry leading practices and new technologies in construction cost estimation.

Required Qualifications

  • Estimation background in luxury residential and/or premium retail/hospitality building projects
  • Bachelor's degree or professional certification in construction-related field advantageous but not mandatory
  • Independent worker capable of establishing new systems and workflows
  • Expert-level capability in reviewing and understanding construction plans and technical specifications
  • Robust analytical abilities with focus on precision and thoroughness
  • Proficient communication capabilities in writing and speaking
  • Comprehensive grasp of building materials, construction techniques, industry movements, and supplier connections
  • Expert familiarity with software programs including but not limited to MS Excel, MS Project, Procore, Onscreen Takeoff & Bluebeam
  • Capacity to function autonomously and within team settings
